Property & Planning · Research Programme

Connect companies, properties and planning decisions.

We are developing an evidence-led property and development intelligence service that links registered UK companies with corporate title ownership, planning activity, land constraints and historical corporate changes — only when the underlying records support a defensible relationship.

Research and controlled pilot. No independently validated nationwide company–property–planning dataset has been published. Source coverage varies by nation and local authority; absence of an observation does not mean no record exists.

Corporate title ownership

HM Land Registry's UK corporate ownership data can establish title ownership for registered companies in England and Wales, subject to dataset coverage and licence.

Planning and development

Planning Data's English spatial layers and available planning application records provide geographic and regulatory context; local planning history is not comprehensively represented by a single national feed.

Planning Data documentation

Energy and environmental layers

Relevant EPC, flood and environmental records may provide contextual evidence after reliable property, UPRN or geographic matching.

Corporate chronology

Companies House registrations, charges, officers, filings and historical SCC snapshots provide the temporal corporate context. Officer appointments do not imply personal ownership of company property.

Evidence standards and matching

  1. Exact registered company number: confirm the corporate identity before joining a registered owner to Companies House records.
  2. Title number, UPRN or validated site reference: match property and planning records by stable identifiers where available; address similarities alone create review candidates.
  3. Source-level provenance: retain the original publisher, record ID, dates, coverage, licence, retrieval timestamp and limitations.
  4. Human verification: all external cross-references remain provisional until checked; neither regulatory findings nor ownership can be inferred from network proximity.

Proposed intelligence services

Corporate property-title portfolios, development and planning watchlists, site constraints, historical entity relationships and provenance-backed case dossiers.
